Master of Science in Real Estate 3.0: what does it involve?
“The real estate sector is an important part of the French and global economy. Today, total expenditure on housing is estimated at 15% of Gross Domestic Product.
Over the last 5 years, thanks in particular to exceptionally low bank interest rates and an increase in demand, the real estate market has never been in better shape, employing more than 230,000 people, with an estimated recruitment requirement of 3,000 managers per year excluding construction.
The MSc Real Estate 3.0 is designed to train managers to take on these roles and adapt to these constant changes.”
This 1 or 2-year course covers the entire real estate product life cycle: acquisition, sale and rental, as well as construction, development, financing, operational management, optimization of occupancy rates and renovation.
The course is designed to meet the changing needs of the real estate and asset management sector, with the following determining factors: mastery of the regulatory and ethical environment in a context of increasing constraints on companies; enhanced management, data analysis and reporting skills to optimize company performance; enhanced technical and managerial skills in a context where real estate and asset management professionals are faced with a varied and better-informed clientele, and are required to market products that are often complex; niche technical skills in demand on the job market: mastery of risks, financial and real estate products, and increased regulation.

How to apply for INSEEC’s MSc Real Estate 3.0?
The conditions for admission to the course (excluding VAE) are :
- For entry into4th year (MSc1): a level 6 RNCP qualification and/or 180 ECTS validated in a course equivalent to the field concerned.
- For entry into 5th year (MSc2): a level 6 RNCP qualification and/or 240 ECTS acquired in a course equivalent to the field concerned.
The school remains open to other types of training as long as the candidate’s career plan is consistent with his or her aspirations.

1ST YEAR COURSES IN REAL ESTATE 3.0
PROFESSIONAL PRACTICE METHODS
Business Game
The business game is played using a management simulator. Groups of students are given the responsibility of managing a company in real time. All major business functions are covered. Students make decisions to maximize the company’s profitability.
Trade conferences
Presentation of the sector’s professions by professionals.
Professional Technical Workshops and Personal Management
- CV writing, recruitment interview techniques for internships, professional project management, team management and leading meetings.
- Negotiation techniques, transactional analysis and NLP, speaking and stage fright management, management and leadership techniques (PRADITUS).
- Skills assessment, coaching, CV digitization and national and international job search techniques, preparation for the applied research dissertation.
CROSS-DISCIPLINARY AND FUNDAMENTAL COURSES
Budget management and control panels
The aim is to acquire key skills in budget management and reporting. Particular emphasis will be placed on budget architecture, with the implementation of summary documents, project management control and its link with budget management, and the creation and management of dashboards.
Business plan and company creation
The aim of this module is to teach you how to draw up a business plan, i.e. how to design a costed project to create or develop a company.
Several stages are covered: feasibility study, market targeting, opportunities and risks, strengths and weaknesses, communication, financing plan and profitability.
Corporate strategy
A precise methodology for analyzing customer needs, market structure and competitor dynamics to identify opportunities and threats is presented.
Trading
This seminar focuses on a negotiation in a national and international context.
The cultural dimension will be taken into account and its impact on international negotiations defined. Domestic negotiation will focus on the sales process, using role-playing.
English
Refine English comprehension and communication skills in a broader context than just business English. Students may be required to take the TOEIC test, depending on their host campus.
Management Information Systems
The aim of this module is to develop students’ IT skills to meet the needs of companies in terms of budgeting, sales, project management, personnel management and communication: Excel, Word, Powerpoint, teamwork tools, business software.
It aims to help you get the most out of your office automation tools, identify and quickly correct errors, customize existing tools or create your own.

Market finance aims to maximize corporate value.
The risk/return trade-off: the axiom of market finance.
The main financial markets: equities, bonds, money market, derivatives (options, warrants, swaps). Market finance and real estate markets (SCPI, OPCI).
Financial analysis
Modern diagnostic tools. Necessary information restatements.
Financial diagnostic tools: a study of the company’s probability, solvency and financial structure.
Profitability study.
Investment policy.
The company’s financial structure and financial policies.
Wealth and investment taxation
The basics: tax and capital gains.
Taxation of fixed-income investments, taxation of dividends, ifu, regular stock market transactions. SCI for ir and is taxation. LMNP and LMP and optimizing profitability. Taxation of shares, SCPIs, SICAVs and FCPs, warrants.

Property Investment Strategies

Digital Property Records & Documents
This module provides an understanding and mastery of digital systems to enhance property ownership and transactions. It integrates the benefits and challenges of electronic real estate records management, secure storage and retrieval of digital real estate documents.
Smart Contracts & Automation for Property Management
The automation of property-related processes, the role of blockchain technology in real estate transactions, and smart contract applications for leases, payments, etc. will be covered in this course
Risk & Compliance in Real Estate Transactions

Applied Research Memoir
The applied research dissertation aims to develop analytical and reflective skills around a managerial issue. It provides an opportunity for students to demonstrate their rigor in analyzing a problem or managerial issue and formulating operational recommendations. The research dissertation reflects the student’s research work and enhances the professionalism of the course.
Real Estate Valuation & Expertise
The skills acquired through this course will enable you to evaluate the risks and opportunities associated with real estate investments, as well as the methods and techniques used to assess the value of real estate assets.
Property Management Software & Platforms
This module introduces you to software and platforms for efficient real estate management, including property management, rental management and performance monitoring. This module also enables you to manage workflow, communication and collaboration via online platforms.
Construction & Sustainable Design
This course covers the principles of sustainable construction and design in the real estate sector. What do sustainability concepts mean for construction and renovation projects? What are the possible choices for ecological materials and energy efficiency? What standards and regulations apply to sustainable construction? These are just some of the questions that will be addressed in this course.
Real Estate Taxation
This course provides an in-depth understanding of real estate tax laws, the tax implications of real estate transactions, ownership and leasing, and how to optimize the tax benefits of real estate investment.
Property Risks & Insurance
Evaluate and manage property-related risks, such as natural disasters and litigation, understand the different forms of insurance available to protect real estate, acquire skills in claims management and property insurance claims.
Real Estate Investment Funds
This module explores real estate investment trusts as an investment instrument. The aim is to integrate the operating mechanisms of real estate investment trusts, to learn how to analyze the performance and risks of real estate investment trusts and the various portfolio management strategies associated with real estate investment trusts.
Real Estate Auctions & Crowdfunding
Through this course, you’ll discover the mechanics of real estate auctions and crowdfunding, learn to navigate the real estate auction process and evaluate buying opportunities, explore crowdfunding platforms for real estate investment and understand the benefits and challenges of real estate crowdfunding.
Financing & Real Estate Loans
The main elements covered in this course are the various financing and lending options available in the real estate sector, the assessment of financing requirements for real estate projects, the mechanics of mortgages and other forms of real estate financing. Skills are acquired in negotiating and structuring real estate financing agreements.
Real Estate Investment Analysis & Portfolio Management
This course covers the performance and risks of real estate investments, as well as financial analysis techniques specific to the real estate sector. Learners develop real estate portfolio management skills to optimize returns and the principles of diversification and allocation of real estate investments.
Construction Law
Through this course, you will explore the legal aspects of the construction industry, understand the legal regulations and standards applicable to construction projects, and learn how to draft and interpret construction contracts. You’ll also learn about legal liability, litigation and dispute resolution mechanisms in the construction industry.
Blockchain & Fintech
This course develops the applications of blockchain technology and fintech in the real estate sector, the benefits of using blockchain to secure real estate transactions and finally the financial innovations that are revolutionizing the real estate industry.
Fil Rouge project
The Wire Project is a real-life case study developed over the year and presented at the end of the course, to ensure the acquisition of skills in the field of real estate 3.0.
Team Management
Team management for future managers is essential to attract and retain talent. We’ll look at the various recruitment, management and motivation techniques needed to develop teams over the long term.

The pace of courses differs from campus to campus, and may also vary if the training is carried out under an internship agreement (initial) or a professionalization/apprenticeship contract (continuing).
